Listing Policy

This Listing Policy governs how properties may be listed on the Wenjoy.ae marketplace. All vendors who list properties on our platform agree to comply with these standards as a condition of using our services. Failure to comply may result in listing suspension or permanent removal.

1 Eligibility to List

To list a property on Wenjoy.ae, vendors must:

  • Be a registered and approved vendor on the Wenjoy platform.
  • Have completed the required KYC (Know Your Customer) verification process.
  • Hold all necessary permits, licences, and approvals required under UAE law to operate a short-term rental property.
  • Ensure that the listed property is legally permitted to be rented on a short-term basis in its respective emirate.

Wenjoy reserves the right to request proof of licensing or legal compliance at any time and to remove listings that do not meet these requirements.

2 Accuracy of Listing Information

Vendors are required to provide accurate, honest, and complete information when creating a property listing. This includes:

2.1 Property Description

Descriptions must accurately reflect the property, its features, size, layout, and condition. Exaggerated, misleading, or false descriptions are strictly prohibited.

2.2 Photography

All photos must be of the actual listed property. Photos must be clear, recent, and representative of the property's current condition. Stock images, digitally altered images that misrepresent the property, or photos of a different property are prohibited.

2.3 Pricing

Listed prices must reflect the actual nightly rate. All mandatory fees (cleaning fees, additional guest charges, etc.) must be clearly disclosed in the listing. Hidden fees that are not disclosed at booking are prohibited.

2.4 Availability

Vendors must maintain an accurate and up-to-date availability calendar. Accepting bookings for dates that are unavailable, or allowing double-bookings, is a serious violation of this policy.

2.5 Amenities

Only amenities that are genuinely available and functional at the property may be listed. Advertising amenities that are not available or not in working condition is prohibited.

2.6 Location

The property location, including full address and Google Maps link, must be accurate. Approximate or intentionally vague location information is not permitted.

3 Property Standards

All listed properties must meet minimum safety and quality standards, including:

  • Clean and well-maintained condition at the time of each guest check-in.
  • Functional basic utilities: electricity, water, air conditioning, and internet (if advertised).
  • Working locks and secure access for guests.
  • No health hazards, infestation, or structural safety concerns.
  • Compliance with any applicable UAE municipality standards for short-term rentals.

4 Prohibited Listings

The following types of listings are strictly prohibited on Wenjoy.ae:

  • Properties that the vendor does not have the legal right to rent.
  • Properties that are not compliant with UAE short-term rental licensing laws.
  • Properties used or intended to be used for any illegal activity.
  • Duplicate listings of the same property.
  • Listings with fraudulent, misleading, or deceptive information.
  • Properties in a condition that poses health or safety risks to guests.

5 Cancellation Policy Configuration

Vendors must select a cancellation policy for each listing at the time of creation. Available options include non-refundable, flexible, and custom time-based policies. The selected cancellation policy is binding and will be enforced by Wenjoy in all applicable booking disputes.

Vendors may not retroactively change the cancellation policy for an existing confirmed booking.

6 Security Deposit Settings

Vendors may set a security deposit amount for their property at the time of listing. The deposit is collected in cash directly from the guest at check-in. Vendors are responsible for managing and returning deposits in accordance with Wenjoy's Security Deposit Policy.

7 Booking Commitments

Once a booking is confirmed on Wenjoy, the vendor is committed to honouring it. Vendors who cancel confirmed bookings without valid reason may be subject to penalties, reduced listing visibility, or permanent removal from the platform. Repeated cancellations will result in immediate account review.

8 Content Ownership & Rights

By uploading photos, descriptions, or any other content to Wenjoy.ae, vendors grant Wenjoy a non-exclusive, royalty-free licence to use, display, and reproduce that content for the purpose of operating and promoting the platform. Vendors confirm they hold the necessary rights to all content they upload.

9 Listing Removal

Wenjoy reserves the right to remove or suspend any listing that:

  • Violates any part of this Listing Policy.
  • Has received repeated negative guest reviews or unresolved complaints.
  • Is found to be associated with fraudulent or illegal activity.
  • Fails to meet UAE regulatory requirements.

Vendors will be notified of any listing removal and given an opportunity to address the concern, unless the violation is severe enough to warrant immediate removal.

10 Updates to This Policy

Wenjoy may update this Listing Policy at any time. Continued listing on the platform following any updates constitutes acceptance of the revised policy. Vendors are encouraged to review this page regularly.
